Buyer Rebate Program.

The other day some one asked me why I give my home buyers a rebate.

My answer to them was very simple….

“It’s my way of saying thank you for using me as their Realtor.”

You see, there are so many good professional Realtors in Las Vegas, Henderson, Summerlin, Green Valley area, that any one of these agents could have served my clients well and found them a home.

So my question to my self was…

“how could a home buyer find me in the crowd of website Google searches, news paper adverts and Realtor yard signs and flyer”. My rebate program was my way of distinguishing my self from the rest of the pack. (besides being a great realtor of course)

The savvy home buyer or investor…

is out to get the most they can for their dollar. Most buyer’s find me through internet searches and one of their search criteria happens to be the word “rebate”. They get rebates on cars, they find shopping coupons that give generous rebates. So it made complete sense that my buyers would search online for “realtor rebates”.

I believe it is very important that a relationship should be a win win for everyone. My clients win because they find a home that they love and that meets their needs. I win because I take great satisfaction in seeing my home buyer enjoying their new investment. My clients win because they get a little help in the form of a rebate to put towards their closing costs and I win because at the end of the day, I get paid my commission to do the things that I enjoy doing.

The rebate…

if you are financing, has to be approved by your lender and can be used to put towards your closing costs. Most home buying closing cost are between 2% and 3% of the purchase price. So a rebate can certainly help the buyer with this large closing expense.

When the rebate is placed on the HUD-1 (credit and debit expense sheet that title draws up) it is non taxable. All parties to the transaction must approve the rebate. In other words, the buyer, the seller, the real estate brokers and the lenders must all be aware of and agree to the rebate.( which they do 99% of the time). The lender, is one of the few that may reject the rebate due to some financing issue or underwriting concerns that come up.

The bottom line is that my Rebate program is my way of saying thank you to you for being such a great client to work with.
